UNM ROTC Building

Location: Albuquerque, New Mexico

The University of New Mexico’s comprehensive renovation of the old Alpha Chi Omega sorority house, transformed it into the new center for the ROTC program. The 20,600 square-foot building underwent a complete overhaul to create a modern facility featuring classrooms, computer rooms, study areas, training spaces, a conference room, and event spaces. The project also included the construction of a new elevator tower on the west side and a three-story addition on the south side that serves as the main entry to the building.

EEI was engaged to provide fundamental building systems commissioning services for this project, which is pending LEED Silver certification under NC Version 4. As the Commissioning Authority, our scope of work included reviewing the design documents, developing a comprehensive Commissioning Plan, verifying proper installation and startup of the systems, conducting customized functional testing, tracking issues to resolution, and compiling the Current Facilities Requirements and Operations and Maintenance Plan. The building’s primary air tempering system consists of a modular indoor AHU located in the basement, serving 23 terminal units with reheat coils for final space conditioning. A boiler in the basement provides hot water heating, while a remote air-cooled condenser handles the cooling. Additional split systems are used for the MDF, IDF, electrical room, and stairwell. The electrical system is powered by a utility transformer and distributed through the building, with a lighting system that utilizes occupancy sensors and is integrated with the building management system. Domestic hot water is provided by a natural gas water heater in the basement, with a recirculation pump to distribute the hot water throughout the facility.
