The UWMC 7 N New Medical Surgical Unit project is a renovation project located on Levels 6 and 7 in UW’s existing Pacific Tower. As the commissioning agent, EEI was responsible for making sure that the project meets the Owner’s Project Requirements (OPR) for budget, functionality, performance, efficiency, reliability, and operability. This involves verifying that each stage of design and construction delivers quality work products to meet established requirements and facilitating adjustments to enhance system performance and efficiency. The renovation includes transforming Level 6 into an Ante/Postpartum Obstetrics unit with 6 patient beds and relocating PACU recovery space, while Level 7 will become a Medical/Surgical Unit with 12 single beds. Mechanical upgrades involve adapting air handling units for HVAC requirements and converting existing spaces for improved functionality.
EEI’s commissioning scope for this project covers MEP systems for the project. Plumbing systems include new distribution piping, hot water heaters, booster pumps, and a medical vacuum pump. Mechanical systems encompass HVAC ductwork, air handling units, terminal units, and revisions to the building automation system. Electrical systems involve controls, switches, emergency lighting, and nurse call systems. The commissioning process will follow the 2018 Seattle Energy Code guidelines, including developing a Commissioning Plan, functional test procedures, system verification, issue resolution tracking, final report preparation, contractor submittal review, and ensuring operator training requirements are met effectively.
