The Seattle Convention Center’s Summit building, located in the heart of downtown Seattle, represents a transformative milestone in convention center development and urban integration. As a major expansion of the existing campus, this project redefines how large-scale event facilities can be embedded within dense city environments while supporting sustainability, functionality, and visitor experience.
A New Typology for Convention Centers
Situated just one block northeast of the original Arch building, the Summit building introduces a rare concept in North America: a vertical convention center. Unlike traditional sprawling exhibition halls, the Summit building stacks programmatic spaces within a high-rise configuration, making it a distinctive architectural and engineering achievement.
This $2 billion expansion nearly doubled the Seattle Convention Center’s capacity, adding approximately 573,770 square feet of new event space. Combined with the existing building, the full campus now encompasses just over one million square feet dedicated to conventions, exhibitions, and public gatherings.
Designed for Connection, Light, and Experience
The Summit building was designed to support the evolving needs of modern events while enhancing the visitor experience through openness and connectivity. Key program elements include exhibit halls, flexible meeting rooms, a grand ballroom, expansive lobby areas, an outdoor terrace, and a plaza.
A defining architectural feature is the emphasis on natural light and vertical circulation. Two large atriums visually and physically connect multiple levels, creating openness within the vertical structure. The glass-enclosed “Hillclimb” stair along Pine Street provides a dynamic architectural experience, offering west-facing views of Pike Place Market and Puget Sound.
At the ballroom level, a 120-foot by 61-foot window wall frames panoramic views of Capitol Hill and the Cascade Range, reinforcing the building’s integration with its surrounding urban and natural landscape.
Construction Innovation and Commissioning Complexity
The Summit building was delivered using a “billboard-style” construction sequence, in which portions of the structure were built in stages. While effective for complex urban sites, this approach introduced significant coordination challenges for systems installation, integration, and commissioning.
Because building systems were not originally designed for sequential turnover, the project required careful planning and adaptive execution. Through close collaboration and structured scheduling, the EEI commissioning team helped guide the project through successful startup, testing, and final turnover, ensuring system performance aligned with design intent despite the phased construction approach.
Sustainability and LEED Platinum Achievement
A major highlight of the Summit building is its achievement of LEED Platinum certification, reflecting a strong commitment to environmental responsibility and sustainable design.
Key sustainability features include:
- Reclaimed wood repurposed from a previous site structure, reused in interior railings
- Rainwater harvesting systems supporting irrigation and toilet flushing
- A hybrid radiant heating and cooling system serving lobby and pre-function areas
These strategies contribute not only to operational efficiency but also to the broader sustainability goals of the Seattle Convention Center campus. The certification reinforces Seattle’s position as a leading destination for environmentally conscious events and conventions.
A Landmark for Seattle’s Urban Future
More than an expansion, the Summit building represents a new model for how convention centers can function within dense urban cores. By integrating vertical architecture, sustainable systems, and experiential design, the project enhances both the functionality of the convention campus and the identity of downtown Seattle.
