Transition to Occupancy

  • Define project objectives and scope
  • Develop project-specific sustainability and operational guidelines
  • Define safe access requirements, fall protection, and maintenance access
  • Define BIM plan
  • Log and track standards and budgets variances
  • Collect and standardize project documentation

Benchmarking

Energy Star (ES) & Professional Engineer (PE) review for certification:  Create, verify or update building(s) in ES Portfolio Manager to ensure the space types and associated utility consumption data accurately represents the whole building to generate an ES score.  In addition, EEI will confirm that certain measures of Indoor Air Quality (IAQ) have not been compromised in pursuit of energy conservation measures.  This includes onsite assessment of outside air ventilation and thermal environmental conditions.

Water:  Analysis of water use across your property and compare water use over time and against other properties.

Waste/Recycling:  Analysis of waste/recycling across your property and compare over time and against other properties.

Corporate Responsibility Reporting

Strategic Planning:  Assist clients to determine their vision and short and long-term goals of energy, water, operations, carbon and sustainability.

Carbon Emissions Tracking:  Tracking to understand carbon footprint and cost-efficient means to reduce it.

GRESB (Global Real Estate Sustainability Benchmark):  Assesses the sustainability performance of real asset sector portfolios and assets in public, private, and direct sectors worldwide.  It offers ESG data, scorecards, benchmark reports and portfolio analysis tools.  Assessments collect information on the sustainability performance of companies, funds, and assets, including information on performance indicators, such as energy, GHG emissions, water and waste.

ESG (Environmental, Social, and Corporate Governance):  Organizations of all shapes and sizes see the value in documenting an ESG plan for their customers and for their own employees.

Net Zero

LEED Zero represents a new level of achievement for LEED certified projects around the world.  It includes LEED Zero carbon, energy, water, and waste.

LEED Zero Carbon recognizes buildings or spaces operating with net zero carbon emissions from energy consumption and occupant transportation to carbon emissions avoided or offset over a period of 12 months.

Green Lease Analysis:  Analysis of lease structure to determine if it incorporates energy or sustainability-focused clauses that align costs and benefits between landlord and tenant to incorporate health and wellness and a lower carbon footprint.

Education & Training:  Assist building owners in determining the type of training required and building custom education and training sessions for tenants and building staff on energy, water, waste, recycling, operations and efficiency. 

Energy Assessment

ASHRAE Level 1: Audits to identify low cost/no cost and capital improvements.

Water System Audits:  Audit to understand usage, reduce losses and improve water conservation.

Green Building Certifications

LEED (Leadership in Energy and Environmental Design):  EEI handles all aspects of project coordination and offering in-house energy modeling, energy audits, IAQ testing and commissioning.

WELL:  Focus on human health, wellness, and productivity in buildings.

Fitwel:  Promotes building occupant health and productivity through improvements in workplace design and policy.

Green Globes Building Certification:  Green rating assessment for sustainability goals for building design and operations for new construction projects, existing buildings and interiors.

IREM Certified Sustainable Property (CSP) Certifications:  Recognition program for existing buildings sustainability measures.

BOMA 360:  Performance program evaluates building performance against industry best practices in all major areas of building operations and management.
