The Art and Music Renovation project at the University of Washington’s Art Building in Seattle involved a significant renovation effort to enhance various spaces, including the Jacob Lawrence Gallery, ceramics studio, lampworks, and woodshop. This renovation aimed to provide major upgrades through new finishes, MEP work, and improved functionality of these areas. Mechanical upgrades included the installation of new heating, cooling, and humidity control systems, while plumbing upgrades involved enhancements to the domestic hot water system, gas distribution, and waste line management. Additionally, electrical upgrades encompassed new lighting systems and controls, among other improvements.
EEI was involved in the commissioning process for this project to ensure that the building met the Owner’s Project Requirements (OPR) for budget, functionality, performance, efficiency, reliability, and operability. EEI’s role included verifying that design and construction processes delivered quality work products to meet established requirements and facilitating adjustments to achieve intended system performance and efficiency. The scope of EEI’s commissioning efforts covered plumbing systems like domestic hot water and emergency eyewash, mechanical systems such as energy recovery ventilators and exhaust fans, as well as electrical systems like lighting controls and metering. EEI oversaw the commissioning process activities in accordance with the 2018 Seattle Energy Code to ensure energy efficiency, water conservation, indoor environmental quality, and durability standards were met.
