LEED v5 Raises the Bar for Building Commissioning and Decarbonization

LEEDv5 shifts commissioning from a checklist to a continuous performance strategy.  With envelope verification, monitoring-based commissioning and decarbonization goals at its core, v5 changes how teams plan, deliver, and measure performance.

Key points:

  • Building Envelope Commissioning (BECx) is now embedded in the fundamental commissioning prerequisite scope.
  • Monitoring-Based Commissioning (MBCx) is formalized as a credit pathway, requiring a minimum of three-year engagement.
  • Separate commissioning providers are now allowed for fundamental, envelope, and enhanced scopes.
  • Early involvement of designated Cx provider(s) (CxP) during design is now essential.  CxP is required to be engaged in Pre-Design if pursuing EAc5: Enhanced Commissioning.
  • Commissioning requirements also require alignment with the ASHRAE 90.1 standard used on the project.
